K11 MUSEA, located on the waterfront of Tsim Sha Tsui in Hong Kong, is part of the Victoria Dockside property development project. The building complex is characterised by varying façade types, with the museum area featuring an innovative closed cavity façade (CCF) made of glass tubes. A special LED lighting technology, which can be switched on and off separately, is installed between the tubes to draw attention to the new building and its extraordinary double-skin façade.

unique double-skin technology

The project features a unique double-skin façade made up of 307 glass tubes, 238 half-tubes and 69 full tubes using CCF technology – with independent air supply systems to individually control the east and the west façades.
 

ventilated double-skin façade

A small air vent at the base of each tube ensures pressure equalisation. The CCF tube interiors are sealed and pressurised with dry, purified air to prevent condensation in the double-skin façade.
